The reason for today’s visit with the customer was an issue with the water heater currently not working and causing a trip on the breaker. When first arrived we were taken to the location of the water heater/furnace room which also housed the panel as well. The location was on the back patio closet where i saw a Challenger panel with original breakers and wiring. I began checking the panel for the correct power down to the water heater and it read 240 volts from the breaker to the end of the wire. When i then tested the wires on the elements for the water heater i saw that the upper element thermostat did not have any power where as the secondary element did. I recommended to the customer that the electric going to the water heater was correct and that the issue was internal on the unit.
Installation of new 2 x 4 panel light for ceiling fixture located in the kitchen. Current fixture has a ballast that is not correctly working right now and customer would rather replace than repair.
We have troubleshoot the basement lights and the living room receptacles. Pricing for repairs have been delivered. Circuits shall remain off until repairs are completed. We recommend having a dedicated circuit installed if space heaters are to be used.
We have looked over scope of work for the dedicated microwave circuit installation. In addition we have forwarded several estimates regarding the panel condition. We recommend having the panel be secured to the wall and ground rods installed.
Will replace all the devices on the bedroom, circuits and install proper terminations. We will replace the main pan on the garage as well as the sub panel in the basement. We were so I knew 150 amp main breaker 30 space panel in the garage as well as a new 100 amp 20 space panel in the basement. We will install all new grounding system as well as service cable on the outside of the home. We will install two new dedicated 20 amp circuits for one receptacle in each room on the second floor for air, conditioners, and or space heaters. 3/22 we remove the original 125 amp main panel and install a new 200 amp 20 space panel in its place. We install all new matching breakers and install new grounding system. We install new service cable from the main panel to the meter as well as from the meter to the point of attachment. For today’s visit customer had a power loss issue located behind the TV in the living room and the kitchen counter top. After introducing with customer, customer advised that she did not want full performance and safety assessment as we were on a time schedule and she wanted me to focus on issues at hand for call today. I started off at the panel and saw a 1974 GE 100 amp panel with multiple rust points. Panel had rust along breakers and also along the can of the panel itself. While inspecting the first floor i saw customer did have sealed 10 year battery smoke/carbon detectors. I also began to take devices out to further inspect issue at hand and saw that the outlets were all original to the home and were beginning to fail causing todays power loss issue. The wiring was copper-clad and some devices were torqued down too tight causing breaking on the devices which led to power loss issues located on the kitchen counter top which also controlled the stove igniter. This solution includes the installation of 3 gfci receptacles where ungrounded receptacles exist. In addition we shall repair the reverse polarity receptacle in the side room leading to basement. We have corrected open ground and reverse polarity issues, locations in upstairs bedroom, first floor living area and basement family room.
Installation of new dedicated 20 amp circuit for the outdoor plug and lighting. Switch will be located at the back door in basement for Casetta w/ pico remote then located at the top of stairs to control flood light and coach light above basement door. New circuit will also include a constant hot outlet w/ in use bubble cover for future string light installation done by customer. Removing old front yard post lamp and installing new post with foam insulation bag and then reinstalling current wiring to then power the lamp.
Replaced two customer supplied surface mounted plug-in style LED shop lights above the kitchen drop ceiling. 3/6 Returned today and completed quoted work. I removed the hanging fixtures from above the kitchen, drop ceiling and mounted the new ones on the hanging hooks. Plugged in the new lights and tested out and they are working properly.
Was called out for lights in living room not working. Turned out to be the light was plugged into the wrong spot on the switched receptacle. Customer also brought up a GFCI that keeps tripping in the kitchen. I saw it had the microwave, refrigerator, and toaster oven on the same circuit. I let him know it was overloaded. When I looked at the panel, I saw he had no space left and would need a panel replacement to add circuits. Work performed below: Upgrade from 100 amp to new square d QO 200 amp panel Run (2) dedicated circuits for microwave and refrigerator Please also see the referrals for drywall and also the floor. We will cover the expense of the floor but not the drywall. We will be reaching out to you when the inspection is scheduled.
Installation of customer supplied fixture located in family room and in kitchen area. Family room would be a ceiling fan direct replacement and the kitchen would be a direct fixture replacement. Installation of new outlet located in dining room due to device no longer having integrity (back-stabbed).
The reason for today’s visit with the customer was he want quotes on mounting exterior lights and fixing a lamp post in the front yard. After meeting with the customer we met outside, then walk the property where he showed me exactly where he would like the lights and or outlet after talking with the customer it would be three lights installed, and total one above the doorway in the basement, one on the back wall of the patio and one in the center of the wall on back of home. At this time customer will take a week or so to go over on his decision and will get back to us to schedule the work. At this time no work was done but customer did become a member.
This solution includes the installation of a 50A dedicated circuit for RV use. Left panel derived. Also included is the alleviation of the double tapped neutrals in panels. We shall return next Thursday to complete scheduled work. Deposit has been made. We have installed the new 30A 125V RV receptacle.
Customer had GFCIs intermittently tripping after power loss. After my assessment, I saw that the GFCIs were in fact bad but also connected to the outside receptacles. I recommend replacing everything on the circuit. PLEASE NOTE: Work performed today is NOT under warranty as we cannot guarantee the issue is resolved due to not replacing everything on the circuit.
